My listing in Westwood Oaks closed this week.  It was a great listing and located in the prized Cupertino School District.

This was an estate sale handled by children of the owners.   The home was fairly original with the exception of a spacious family room addition that was constructed in the 70’s.

My initial feeling about the house was that it was a great property.  The home featured a quiet location in the neighborhood and functional floor plan.  In spite of that there was plenty of room for improvement and the sellers were open to making the home more marketable.

After three weeks of remodeling we were able to put the home on the market.  Within a week we received 9 offers and sold the home over asking.  Take a look at the pictures below to see the progression of work that was done to make this home a spectacular listing.

Positives: Killlarney Farms home on a quiet interior street. Home featured a clean feel with oak kitchen cabinets and tile counter tops, refinished hardwood floors, updated exterior paint, and newer roof, dual paned windows and new garage doors. Beautifully landscaped front and back yards.

Negatives: The biggest draw back to this home is that there is no master bath room. There are two bathrooms on upsstairs and one downstaris. The downstairs bath is the hall bath and the bath for the down stairs bedroom, which I consider to be the master bedroom. Other than that some of the decor is not fully updated but well finished.

Negatives: Backyard landscaping was poor, patio was shifted by severe settling. Slight settling in the home, typical for these homes and this age. Front yard had a home made pond that was designed in a ametuer fashion. Kitchen was basic, with mirrors installed on the backsplash.

Positives: Quiet location in desireable Westwood Oaks. Santa Clara schools Laurelwood and Peterson. Many bedrooms with upstairs studio for inlaw or other specail living circumstances.

Negatives: Home is very outdated and original, bathrooms and kitchen are old. Older windows, and lacks abundant living areas for the number of bedrooms. Backyard is not well landscaped and backs up into an commercial office building. Just carport and no garage.

The Pruneridge Villas are located in the old commercial lot adjacent to the Chevron gas station and the Oakridge apartments on Pruneridge Avenue near the Westwood Oaks neighborhood of Santa Clara.

Rockwell homes has constructed 8 tri-level style townhomes in the location.  The townhomes are 2 bedroom 2.5 bath units approximately 1400 square feet with 2 car garages and back yard patios.  I applaud the developers ability to construct some back yard space for these units, all to often this style of townhome features no private outside area.
School-wise there are located in the Cupertino School District with enrollment area encompassing Eisenhower Elementary, Hyde Middle and Cupertino High.  For brand new homes and good schools there appears to be some good value here for home buyers.

The Floor plan is typical for a tri-level style townhome development.  The first level is the garage, second level kitchen and living area, and third level is the two bedrooms which are both suites.  Bedroom sizes are reasonable, living room size is spacious.  Kitchen I felt to be a bit small and closed in.  I would have preferred to see a open kitchen with center island, wouldn’t we all.  Decor and amenities, I would rate as a B.  The home used granite and tile in the bathrooms and kitchen, colors where not pleasing to me, but this is personal tasted.  Kitchen cabinetry was decent as were the entry level stainless steel appliances.

Overall considering the price tag of $600K I feel these are a reasonable value, and buyers who are looking for a townhomes in the Cupertino School District should try and negotiate and purchase one of these units.
