New Listing: 2208 Santa Cruz Ave., Santa Clara – Bowers Crest

I just listed this single family home in Santa Clara.  This is a Bower’s Crest home.  Its a very simple tract home that I feel was well designed and incorporates many details that you want in a single family home.

The issue with many small older tract homes is the design.  Many homes have living areas in the front and bedrooms toward the back of the home.  The doors enter right into the living room, so every time you open your door you feel like the whole neighborhood can see inside the house.  Also many of these smaller homes have a regular door providing access to the backyard and not a sliding glass door.  These homes are generally dark and have tiny kitchens with limited counter space and cabinetry.

Although this Bower’s Crest home doesn’t have a large kitchen by modern standards it offers plenty of work space for two people to prepare a good sized meal and ample cabinetry for storage.  What I also like is the sliding glass door to the back yard which is adjacent to the dining and living area.  This allows for a lot of light to enter making it a fairly bright home, and sliding glass doors are ideal for back yards access.  Believe me, its not common to find sliding glass doors in many small home tracts, next time you are out home shopping see for yourself.

Other desirable tangibles are the three interior closets, the attached garage, and the quiet neighborhood.  I really feel that this is one of the best lower cost neighborhoods in Santa Clara.

This Lawrence Meadows home was situated on a quiet street and was meticulously maintained by its owner for many years. Although the decor was outdated the home was clean and functional. Featuring dual pane windows, a 10 year old roof, and automatic garage door the home was in move in condition. I recommended that the owner do some quick updates but she had lived in the home for 40 years and didn’t want to go through the hassle.

After a few weeks we did get an offer and were able to negotiate a fair price of $600K and were able to close.

My listing in Westwood Oaks closed this week.  It was a great listing and located in the prized Cupertino School District.

This was an estate sale handled by children of the owners.   The home was fairly original with the exception of a spacious family room addition that was constructed in the 70’s.

My initial feeling about the house was that it was a great property.  The home featured a quiet location in the neighborhood and functional floor plan.  In spite of that there was plenty of room for improvement and the sellers were open to making the home more marketable.

After three weeks of remodeling we were able to put the home on the market.  Within a week we received 9 offers and sold the home over asking.  Take a look at the pictures below to see the progression of work that was done to make this home a spectacular listing.

340 Fontana Ave. Laurel Park East Santa Clara

4 bedroom 3 bath 2220 Sqft

Positives: Cupertino Schools, Eisenhower, Hyde and Cupertino High. Home features 4 bedroom, 3 on the top floor and 1 down stairs with a full bath. Well maintained and beautifully appointed home and an aggressive price, that will surely result in multiple offers.

Negatives: The only downside that I could see is perhaps the corner lot location but to some that may be a plus or they may be indiffrent.

353 Lester Ct. Laurel Park East Santa Clara

6 bedroom 2.5 bath 2700 sqft.

Positives: This two level home features 6 bedrooms 2.5 baths and is situated in a nice quiet cul-de-sac location.  The home has one downstairs bedroom and the remaning upstairs.  The home has had some recent updates like new hardwood flooring, paint, granite countertops and some bathroom updates.  Overall condition of the home is good.  Cupertino Schools.

Negatives: The floor plan has always been a suprise to me because most buyers do not need a 6 bedroom home, and with only 2.5 bathrooms this plan was certainly il-advised.  There is no full bathroom downstairs, both full bathrooms are upstairs.

3 bedroom 2 bath 1900 sqft.

Positives: This single level home features 3 bedrooms 2 baths and a some very nice refinements such as an extended master bath with walk in closet, updated baths, a formal dining room, and high quality windows. It is situated in a quiet Cul-de-Sac and features a park like back yard. Also featuring Cupertino Schools, this home has a wonderful floor plan with a spacious kitchen opening up to the family room. Cupertino Schools.

Negatives: There are not to many negatives about this home but the lack of an eating space in the kitchen can be one. The guest bedroom sizes could be considered a bit small by some and relative to the other space in the home.

2609 Neves Ct. Laurel Park East Santa Clara

4 bedroom 3 bath 2220 Sqft

Positives: Wonderful 4 bedroom 3 bath floor plan same as 340 Fontana with a downstairs bed and bath.  Updates here were done with high quailty finishes, better than Fontana. 

Negatives: The home is closer to San Tomas experess way so some traffic noise can be heard outside.  Also situated on a corner lot so the back yard is smaller than those homes on non-corner lots.

Santa Clara Rivermark’s Don Callejon School Rezoning

Rivermark Area and Developments

The rezoning of Don Callejon’s elementary school boundaries in the Rivermark Area of Santa Clara has been a hot topic in the last few weeks.  The Santa Clara School District is proposing to remove some of the housing developments and apartment buildings from the existing school’s enrollement boundaries.  Although nothing has been formally declared the overall consensus is that enrollment for residents living in the Citation Home develpments Mission Gardens, Mission Place, Mission Terrace along with the Archstone rental community may be transferred to Kathryn Hughes.

There is still quite a bit of uncertainty regarding the rezoning and nothing has been determined by the  Santa Clara School District.  If you are considering purchasing a home in this area and are concerned about school boundaries be sure to check with the district regarding this situation or view the website http://nocallejonrezoning.org for more specifics.

In terms off the effect on real estate values the rezoning may likely increase original Rivermark values with increases demand and de-value those properties that no longer belong in the Don Callejon enrollment boundaries.
